General Application Requirements

THE FOLLOWING IS REQUIRED TO APPLY:

  • Each occupant 18 years of age and older must complete a separate application.

  • Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.

  • There is a fee of $60.00 (USD) per applicant. The application is not complete or submitted until this fee is paid.

  • Application fees are NON-REFUNDABLE even if you are denied tenancy.

  • Upon applying, you will be asked to create an Applicant Portal.  This allows flexibility to log in and out while working on your application for 30 days.  

  • A valid social security number is required for each applicant.

  • Please Note: If you are applying with another person you will be prompted to send an invitation for them to fill out their application once you pay and submit.  Or each person can start their own application simultaneously.

CMS Properties and Real Estate fully complies with the Fair Housing Law. IMPORTANT: Please read the following criteria to make sure you meet CMS Properties and Real Estate's minimum tenant requirements BEFORE applying.  Application fees cannot be refunded!  If ANY information provided is found to be false, the application will automatically be denied.  All completed applications are processed Mon - Fri (excluding holidays). Multiple applications may be reviewed in choosing a tenant. All completed and approved applications for the same property may be submitted for final decision. NOTE: ALL OCCUPANTS THAT WILL BE RESIDING IN THE HOME MUST BE DISCLOSED ON THE APPLICATION. GUARANTORS MUST ALSO COMPLETE THE APPLICATION AND PAY THE FEE. 

 

CMS Properties and Real Estate Tenant Requirements:

 

1. At least one applicant must have a credit score of 550 or above.  Credit history must show that the applicant has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history. Co-signers may be eligible to help increase your credit score if needed. A qualified co-signer’s credit score must have a minimum of 700 or higher and must also qualify based on income.  Unless otherwise stated, we do not allow more than three (3) unrelated adults in a rental home.

 

2. Proof of income. Gross monthly income must be at least 3 times that of monthly rent. If there are two un-related parties applying for a property each party must be able to show monthly income of at least 1.5 times the monthly rent. The ideal rolling positive balance in your bank accounts is equal to 1 month of rent and no recurring history of overdrafts.  Employment history should reflect at least 6 months with your current employer. Transfers or relocations must have correspondence showing an accepted job offer. Any verification fees required by the employer must be paid by applicant and we must be able to verify any new employment with an HR department.

 

  • Verifiable proof of income would be at least 2 consecutive months of pay stubs from each employer, award letters for social security, disability or retirement, or voucher and 2 months of bank statements. 

    • If self-employed verifiable proof of income would be least last 2 years signed tax returns and last 3 months bank statements. 

    • For new role or new employment, submit offer of employment letter confirming terms of compensation, start date and letter must be on letterhead, signed and dated by the offeror

3. Applicants must have a fairly clean Criminal History.  Criminal backgrounds involving violent crimes, sex offences, property damage, domestic violence and/or involving the possession/distribution of illegal substances are all grounds for denial of an application. An exception may be made for type and/or age of offense. Please provide details to property manager.

 

4. Proof of prior residency is required.  This can be a letter from your last landlord, landlord contact info or proof of ownership. Applicants should have a clean rental history.

Evictions are grounds for an automatic denial. Open collections from a landlord or property management company is grounds for denial. More than 4 (four) late payments in any 12-month period is grounds for denial.

 

5. Pets: If you intend to have pets living with you, please let us know before applying so they may be approved by the landlord.  We encourage our landlords to accept pets, however it is up to the landlord of each property to choose.  Additional pet requirements/restrictions can be found under our FAQ section.  Registered Service Animals are always acceptable.  ALL APPLICANTS must create a pet and/or animal profile with petscreening.com. If you have a pet, there is an additional charge which is administered by the third-party tool. Go to https://cmsprops.petscreening.com/ to complete your tenant-only pet and/or service animal profile. You must go through this pet screening even if you do not have a pet. There is no charge if you do not have a pet but you must fill out the questionnaire.

 

6. A government issued ID such as driver's license, passport, etc. will be required for each occupant 18 years and older.

 

7. Smoking and Marijuana Use: NO tobacco, marijuana smoking or vaping is allowed inside of ANY of our rental properties.

 

Applicants must view the rental property in person before applying or view via a family member or friend as proxy.  Only an actual physical visit can assure the applicant that the rental property will meet your needs.

 

Please read and complete all information sections provided. ALL FIELDS MUST BE FILLED OUT COMPLETELY. If you have any questions, contact us immediately. You will be contacted by the leasing office on the status of your application. Application review and verification may take several days. All completed applications are processed Mon - Fri (excluding holidays).  NOTE - multiple applications may be reviewed in choosing an applicant.  All completed and approved applications for the same property may be submitted for a final decision. 

 

In addition to the rent due each month, a resident amenity fee of $20 per month will be charged and be included with the monthly rent payment along with sales tax on the rent. Each city has a different sales tax rate and these rates vary from 1.5% to 2.5% depending on the municipality. There is no rental sales tax in Sun City.

 

Owner/Broker/Property Manager reserves the right to verify application information after move-in and may convert the proposed Lease Agreement to a month-to-month term or declare the lease irreparably breached and seek immediate eviction if false or misleading information is contained in this Application. This application is preliminary only and does not obligate owner or owner’s representatives to execute a lease or deliver possession of the proposed Property. FALSIFYING INFORMATION ON THIS APPLICATION IS GROUNDS FOR REJECTION. 

 

Unless otherwise agreed, applicants understand that the Brokerage, its Broker, its Agents, and employees are agents of and represent the Owner in leasing this property
